What is an off-site built Modular
Home? Modular Homes homes are constructed in a climate controlled environment using state of the art engineering, computer
design and assembly line techniques. Our Manufacturers use the same brand name building materials and build to the same
building code requirements (will exceed the requirements in some cases) as any local “on-site builder". State or
independent third party inspectors carefully inspect and seal (certify that the home meets the state building codes it is
going to) each home . Modular homes are shipped to the building site on two or more carriers, erected on the foundation by
a qualified set crew and completed by us your builder. Once completed, modular homes are indistinguishable from “on-site
built” homes. Please note - Phoenix Custom Homes is an independent business entity, not an agent of any of our
manufactuers.
Are Modular Homes energy efficient? Yes. Our Modular
Home manufacturers are ENERGY STAR® partners and committed to using energy efficient building methods
and materials to build higher quality energy efficient homes. Our manufacturers homes are built standard with 2” x 6”
exterior walls and and high quality R-19 insulation in the sidewalls, R-30 or higher insulation in the attic, thermopane
low-e glass windows, and insulated exterior doors. They also offer many different options and upgrades that meet
the requirements of ENERGY STAR®. Most important; precision engineering and state of the art construction techniques
available in a manufacturing facility make for a much tighter more energy efficient home than can be built on site.
WE ARE AN ENERGY STAR BUILDER AND CAN GET YOUR HOME BUILT TO AN EVEN HIGHER STANDARD, THE ENERGY STAR
STANDARD AND GET IT CERTIFIED FOR A VERY SMALL FEE. NOT ONLY WILL THIS SAVE YOU MONEY EACH AND EVERY MONTH ON YOUR ENERGY
BILLS BUT YOU MAY HAVE THE ONLY ENERGY STAR CERTIFIED HOME IN A LARGE RADIUS WHICH MAKES YOUR HOME VERY VALUABLE IF YOU

I hear a lot about "Green" building. Are modulars green? Green building is a practice of using sustainable materials and designs in new construction. Yes, modular
homes are by their very nature green. Assembly in an enclosed indoor environment contributes to reduced waste of material
at the factory due to their recycling efforts and also at the job site, lessens the enviornmental impact on the land and the
community where the house is being delivered, and allows for a tighter built structure to maximize energy efficiency - all
of which are key components to green building standards. Building in an enclosed environment also takes away the chance
of mold making for healthier air inside the home. A more energy efficient home is a green home. For

Can I build a
custom plan of my own design? Computer aided drafting (CAD), allows for precision customization of your floor plan design. We use the program Chief
Architect at Phoenix Custom Homes to help you design and build your dream home. However, shipping restrictions and production
constraints can affect the design. If you have a plan picked out, we will take a look at it and suggest changes, if any,
that will enable us to build your home in a manufacturing facility so it can be delivered to the home site typically
for less money. Phoenix Custom Homes also has a complete portfolio of floor plans, designs and elevations that can be
modified. Modifications of a current plan are normally less expensive to build than a custom home design but it is our
goal to help you build exactly what you want and for less money. Either way you decide to go, our goal is to turn your dream

How long does it take
to build a modular home? The time it takes to build your Modular Home varies by season and by our manufacturers order
“backlog”. That being said, one of the advantages of building a modular home is speed of construction. From the
day we place your order with one of our manufacturers, (this happens when all permits are acquired) it will be delivered
to the home site typically in 4 to 6 weeks. While your home is on order the site work on your building lot
will start to ready it for delivery. On average a modular home will take about 5-6 days to build in the factory. After
delivery to the site and setting the home on the foundation, it will take us about 6 to 12 weeks to finish the home.
The builder’s time frame depends on the amount of additional site work, such as garages, porches or decks that are to
be built, wood floors, tile work, etc... The typical hold up is how fast the utility companies hook up
utilities to the home. We are at the mercy of their schedule! We can only do so much work without utilities.
The good news is you can move into your new modular home much quicker than a site-built home. Typically our time
frame from when the site work is started is at least 1/2 the time it takes a site-built home to be completed.
This saves money by reducing the amount of time you are paying interest if you have a construction loan and any other
costs you might be incurring while waiting for your home to be completed.

Are Modular
Homes covered by a warranty? Yes. Every Modular Home Phoenix builds comes with a 2/10 Warranty. The
first year is covered by the factory and years 2 through 10 are covered by through a Home Buyers Warranty Company.
Many of the brand name components, such as appliances, shingles and siding, etc... used in your home, are covered by
separate manufacturer warranties. Bottom line - if something goes wrong you are covered - we warranty it! More

How much does a Modular
Home cost? Modular
Home Prices are dependant on the home, the options you select and the scope of work preformed by us in the home
and on site. Therefore, Modular home prices will vary from home to home and from site to site. We would
be more than happy to send you information on pricing of just the home with standard features to help you decided what size
or type of home fits your needs and budget and we can proceed from there with a more formal price analysis. Please Contact Us and we will be happy to provide information for you. Typically a modular home is

I am getting all different prices for practically the same size/type home, why? Our philosopy on this issue is total honesty. Any price quote we provide to our clients initially includes as
many of the costs as possible involved with building their modular home based on standard features . "Our"
prices include the freight costs, crane costs to set the home, all costs associated with the set of the home, a
full Superior Wall foundation, all utilities hooked up inside the home, gutters, siding installed, stairs to basement,
electric in basement, any/all finish work in the interior of the home, etc... Many other builders will give you a low
ball price which may not include many/most of these costs to get you to make a commitment to them by asking for a non-refundable
deposit. When you get further along in the process you find out about these other costs, after it is too late.
We don't do business this way! This is bait and switch in the worst possible manner. We do our best
to help you know what the "TOTAL COST" of your project will be as early on in the process as possible without
any surprises down the road. We will also call out those costs that you will incur that might not be possible to give
you a cost on up front. By having all of this knowledge, if you are getting prices from another builder, you
will be aware of "all" the costs that will need to be be included in their quote as well. At the
end of the day most homes from all builders will be very close in price once all the costs are included in so wouldn't you
wnat to deal with a company who is honest from day 1? We would be more than happy to sit down
with you and go through another builders quote to be sure you are getting all the information. Some
other reasons for lower costs are lower quality homes and lack of service or quality work by the builder. Wouldn't
you rather deal with a builder who is up front about everything, offers a high quality home with a lot of cool options
and upgrades, has impeccable service or deal with surprises as you go?
Can I do some things myself and save some money? Yes, absoutely. If you know an excavator, licensed plumber, HVAC contractor or electrician who
might give you a break in price you can hire them and save money. There are other areas to save which can be discussed
with you during the initial pricing phase. Bottom line - It is our mission to get you into a Brand New Energy Efficient
Home for the least amount of money possible.
How do I finance
a modular home? Mortgage
lenders treat modular homes the same as stick-built homes and offer the same mortgage options in general except for pre-curbside
funding. Modular homes are also treated the same as site-built homes when it comes to appraisals and insurance. In addition,
modular homes appreciate in value at the same rate as comparable site built homes in your area. In "our opinion"
as energy costs continue to escalate Modular homes "may" appreciate faster in the future as more and more home buyers
look for more energy efficient homes. When it comes to being Energy Efficient, a traditional site built home cannot
compete.
Do Modular Homes meet NJ building codes? In many cases modular home specifications exceed what the NJ building codes
require because the home must be built to with stand travel to a building site. Example: Modular homes
are built with 2'x6' exterior walls. Constant inspections occur during the building process at the factory
by a third party company who seals (guarantees) that all our modular homes meet NJ's building codes. One added
advantage - because approximately 80%+ of the home is completed in a manufacturering facility and sealed to
meet NJ's building codes, local inspectors are not needed until final inspections on the home so the delays that
can go along with this process are all but eliminated. Starting to get the idea why Modular Construction
is Quickly Becoming the Construction Method of Choice?
Can I choose flooring, cabinets, countertops, lighting, faucets,
doors, knobs, etc... ? Yes, this is all done
prior to the home being ordered and all our manufacturers have many choices and levels of quality to pick from for just about
every feature in your home. If you don't find something you like within the manufacturers options/upgrades, these
can be purchased from another source & delivered to the job site.
